Deeley Homes are pleased to present our proposals for 9 high-quality sustainable new homes.
The new homes are proposed on the land edged red, with the remaining land within the blue line retained for biodiversity enhancement and ecological improvement.
As part of the planning application process, we are seeking feedback from local residents and stakeholders. We are particularly interested in hearing your views on the proposed development, including the site layout, design approach and features of the scheme.

Who are we:
Deeley Homes
Deeley Homes – a central part of the Deeley Group- has built a reputation for select bespoke developments that offer homeowners great locations, spacious accommodation, high-quality fixtures and fitting, and stylish design. For 90 years, we have been creating high-quality homes and delivering developments that provide lasting social, economic and environmental benefits for local communities.
The Site
The proposed site is located on the western side of Cold Ashby and compromises an area of open grassland bounded by West Haddon Road, Church Lane and existing residential development. Situated close to St Denys Church and the village playing fields, the site is well connected to the existing community and offers an opportunity to provide high-quality new homes that respond to local housing need.
The Proposal
Site Layout
The proposals for West Haddon Road seek to provide new homes that reflect the character of Cold Ashby, helping to meet local housing needs whilst respecting the surrounding landscape and the villages strong sense of community.
The proposed development has been shaped by a detailed assessment of the site opportunities and constraints including flood risk, existing landscape features, ecology, and environmental considerations.
A sustainable drainage strategy has been developed to manage surface water safely and accommodate extreme weather events and future climate change.
Working closely with the consulting arboriculturist and ecologist the proposals have been designed to retain and enhance existing trees, habitats and landscape features ensuring the development integrates sensitively with its surroundings.
The blue line land will be managed to deliver habitat creation, ecological enhancement, and new planting. These measures will support local wildlife, strengthen green connections, improve air quality and provide measurable biodiversity gains.

Our Vision
To create a high-quality and sustainable and landscape-led development that complements Cold Ashby’s character, strengthens local connections and delivers homes for a range of residents.
Building Great Homes and Places
Deeley Group has over 90 years of experience creating high-quality homes and neighbourhoods throughout the Midlands.
Our approach focuses on:
Design quality
Homes that respond positively to their surroundings and local character.
Sustainability
Future-proofed homes designed to support low-carbon living.
Community integration
Developments that connect successfully with existing communities.
Long-term stewardship
Creating places that remain attractive and successful for generations.
Over the last decade, Deeley has delivered more than 800 homes, including developments in rural and village locations where design quality and sensitivity to local character are particularly important.
A Landscape-Led Approach
The proposals have been developed around the site’s existing natural features, with mature trees, established hedgerows and green boundaries retained wherever possible. These features help define the edges of the development, maintain connections with the wider countryside and provide an attractive setting for both existing and future residents.
Alongside these ecological improvements, the proposals incorporate sustainable drainage features that will help manage surface water in a natural and effective way. These features have been carefully integrated into the landscape design to provide both environmental and visual benefits, contributing to an attractive and resilient place to live.
Enhancing Biodiversity within Cold Ashby
The proposals include the enhancement of adjoining blue line land to create new habitats and support local wildlife. Together with new planting and ecological improvements across the site, the scheme is expected to deliver biodiversity gains in excess of the required 10% Biodiversity Net Gain.
By placing landscape and biodiversity at the heart of the design, the proposals aim to create a greener, more sustainable neighbourhood that complements Cold Ashby’s rural character and provides lasting benefits for both people and nature.
Community Benefits
The proposals offer a range of benefits for both existing and future residents.
