As part of the outline planning application process, we are seeking feedback from local residents and stakeholders. We are particularly interested in hearing your views on the proposed development parcels and the key principles that will guide the future development of the site.

The Site
The proposed site is located on the northern edge of Bretforton, Worcestershire. The site compromises grassland bordered by established hedgerows and benefits from good connections to nearby services and facilities. Bus stops on School Lane and Coldicotts Lane provide regular links to Evesham, Honeybourne, and surrounding communities. The site sits alongside existing homes, open countryside, and local equestrian uses, creating an opportunity for a well-integrated and sustainable extension to the village.
The Proposal
The proposals for Clayfield Road seek to deliver a thoughtfully designed extension to Clayfield Road that responds to local housing needs whilst respecting the villages character, landscape and strong sense of community.
The proposed development has been shaped by a detailed assessment of the site opportunities and constraints including flood risk, existing landscape features, ecology and environmental considerations.
Working closely with the consulting arboriculturist and ecologist the proposals have been designed to retain and enhance existing trees, habitats and landscape features, ensuring the development integrates sensitively with its surroundings.
Strategic tree planting and soft landscaping throughout the development will help reinforce the rural character of the area, provide shade and privacy and support local wildlife.
Areas of public open space have been positioned so that they will be easily accessible to all residents. Integrated with sustainable drainage features and landscape enhancements, these spaces will create attractive green areas that contribute positively to the development and wider village environment.
A sustainable drainage system is proposed within the south eastern part of the site, incorporating an attenuation basin to temporarily store rainfall during periods of heavy rain. The system has been designed to manage surface water safely, accommodate extreme weather events and future climate change and ensure that water is released at controlled rates no greater than existing levels.
As this is an outline planning application, approval is sought only for the principle of development and key parameters. Detailed matters including house designs, layout and scale will be considered through future planning applications and public consultations. This indicative masterplan identifies future development parcels with future proposals designed to reflect the traditional and local vernacular of Bretforton.

New planting and landscaping will be introduced throughout the site to strengthen its green character and create a network of connected habitats. This will include native trees, hedgerows and areas of species-rich planting designed to support local wildlife while enhancing the appearance of the development throughout the seasons.
Alongside these ecological improvements, the proposals incorporate sustainable drainage features that will help manage surface water in a natural and effective way. These features have been carefully integrated into the landscape design to provide both environmental and visual benefits, contributing to an attractive and resilient place to live.
Enhancing Biodiversity within Bretforton
The development offers an opportunity to protect and strengthen local biodiversity. The scheme will deliver a minimum 10% Biodiversity Net Gain, helping to support wildlife and the natural environment in and around Bretforton.
