The Old Bakery, Bath

The scope of the project was to construct a new build student accommodation block, a new-build flexible employment block and works to the public highway.

Block A comprises of a 3-4 storey standalone block made up of 63 cluster flats, a two-bed studio and a dedicated reception area. Block B comprises of a 5000 sq. feet light industrial open plan workspace.

As a negotiated contract we were involved early in the scheme and provided value engineering and assistance with closing pre-commencement planning conditions.

The scheme was challenging due to the nature of the site, however we successfully adapted to working on a tight site adjacent to a railway line at the southern boundary.

Block A consists of an Off Site Manufactured (OSM) light steel frame building, provided by Fusion SFS Building Systems and is clad with various facing materials including brickwork, render and cladding. By adapting an OSM we were able to manage the build on a tight site and quickly deliver the student units ready for the Autumn 2022 academic term. Block B has a traditional steel frame structure with cladding.

We have worked once again with our longstanding partners, Deeley Freed Developments Ltd, who acted as the project manager of the scheme.
