Kingsbury Close, Ramsey Road, Leamington Spa

A brownfield development adjacent to the former Soans motor dealership site that was developed by Deeley Group in 2018.

This is the final phase of the regeneration of the old Sydenham Industrial Estate, following Deeley Homes’ £29 million conversion of the former Soans motor dealership site into an initial 147 homes in 2018.

The 11,901 sq. ft development, which is accessed via Ramsey Road, consists of 4 apartments for social rent and a mix of two and three bedroom market sale homes, whilst 27% of the properties at the site are affordable homes.

Deeley Homes owned a number of the older 1960’s stock industrial units that were energy inefficient units and required redevelopment. We therefore employed specialist contractors to remove asbestos, demolish the units and undertake remediation to the ground.

Deeley Group puts developing communities at the forefront of all its operations and has made contributions to improve sustainable travel measures, local green spaces and sports centre improvements in the local area.

The homes were constructed using a traditional masonry structure due to volatility of timber prices at the time. The development was delivered to pre-2022 Part L regulation standards, however, they followed the fabric first principles and installed one EV charging point per unit.

Deeley Group’s capability to take a project from concept design, planning and turnkey has once again been showcased on this project providing more affordable homes and a sustainable community.
