Deeley Group and Warwickshire Property Development (WPD) are pleased to present emerging proposals for the redevelopment of Mabel’s Farm.
The proposals would deliver 34 high-quality, sustainable new homes, including a mix of two, three, four and five-bedroom properties designed to meet a range of local housing needs. The scheme includes 35% affordable housing, two bungalows, extensive landscaping and open space, and electric vehicle charging provision for every home.
As part of the design process, we are seeking feedback from local residents and stakeholders. We are particularly interested in your views on the proposed layout, design approach and the measures being taken to ensure the development integrates positively with the character of the village.

Background to the proposals
Mabel’s Farm has been identified as a suitable location for new homes through the Ilmington Neighbourhood Plan.
Our proposals build on several years of engagement with local stakeholders and have been shaped by ongoing discussions with the Parish Council, local advisory groups and technical consultees.
How We Got Here
Site Allocation
The land is allocated for residential development within the Ilmington Neighbourhood Plan as Allocated Site 1 and Strategic Reserve Site 1A.
Community Engagement
Warwickshire Property Development has been engaging with Ilmington Parish Council and local stakeholders for over three years.
Existing Planning Permission
Planning permission has already been granted for a replacement farmstead and new access from Mickleton Road.
Evolving the Design
Feedback from the Mabel’s Farm Advisory Group and other stakeholders has helped shape the emerging proposals presented today.
Technical Assessment
Early discussions have taken place with Stratford-on-Avon District Council and Warwickshire County Council Highways to help inform the proposals.
Next Step
Following this consultation, feedback will be reviewed before a planning application is submitted.
The proposal
The proposals for Mabel’s Farm seek to deliver a thoughtfully designed extension to Ilmington that responds to local housing needs whilst respecting the village’s character, landscape and strong sense of community.
Located on land allocated for housing within the Ilmington Neighbourhood Plan, the development would provide 34 new homes, carefully arranged around a network of streets, green spaces and pedestrian connections.
The proposals have been shaped by extensive work with local stakeholders and have evolved through engagement with the Parish Council, the Mabel’s Farm Advisory Group and technical consultees.
The proposed homes would provide a range of accommodation to meet the needs of different households, including first-time buyers, growing families and those looking to downsize within the village. The development would include two bungalows and a strong emphasis on smaller family homes, with around 80% of properties offering two or three bedrooms. In addition, 35% of the homes would be delivered as affordable housing.
Alongside new homes, the proposals would deliver new landscaping, biodiversity enhancements, sustainable drainage features and improved pedestrian links to the village, playing fields and surrounding countryside. Together, these elements will help create a well-connected and sustainable new neighbourhood that integrates successfully with its surroundings.

The landscape surrounding Ilmington is one of the village’s defining characteristics. Protecting and enhancing this setting has been a key consideration throughout the design process.
The proposals have been developed around the site’s existing natural features, with mature trees, established hedgerows and green boundaries retained wherever possible. These features help define the edges of the development, maintain connections with the wider countryside and provide an attractive setting for both existing and future residents.
New planting and landscaping will be introduced throughout the site to strengthen its green character and create a network of connected habitats. This will include native trees, hedgerows and areas of species-rich planting designed to support local wildlife while enhancing the appearance of the development throughout the seasons.
Alongside these ecological improvements, the proposals incorporate sustainable drainage features that will help manage surface water in a natural and effective way. These features have been carefully integrated into the landscape design to provide both environmental and visual benefits, contributing to an attractive and resilient place to live.
