Lion Court, Northampton

The scheme, won through competitive tender, is a 5 storey development of 44 bedrooms, with a two-storey 3 bedroom penthouse above taking the development to 7 storeys.

The site was one of our most logistically challenging sites in recent years as it shared 2 boundaries with existing residences, 1 boundary with a pedestrian pavement and more importantly the site was directly adjacent to the River Nene and a pedestrian footbridge.

Due to the made-ground conditions, we undertook a CFA piling process to prepare the ground for foundations. The structure is a steel frame with concrete floor planks and brick clad via a steel partition system. The ground floor comprised of 14 no. car park spaces, plant room and bin storage. Externally there was provision for an additional 19 spaces.

The approach roads to site were extremely narrow and there were no waiting areas for multiple delivery vehicles, therefore a one vehicle traffic management system was put in place to minimise disruption to the surrounding area.

During the build our client secured the sale of the building to Northampton Partnership Homes. We therefore amended the internal specification to meet the RP’s standards.
