A sustainable 500,000 sq ft commercial hub driving economic growth in Warwickshire.
Positioned directly opposite Jaguar Land Rover, the site has already attracted interest from the automotive giant, highlighting the demand for advanced manufacturing and logistics high quality employment space.
The site, which has been identified by Stratford-on-Avon District Council as a suitable location for development is a 500,000 sq ft manufacturing and logistics space strategically located near the village of Gaydon, Warwickshire.
The site’s prime location near the M40 and key transport links will improve regional connectivity, making it more attractive for investment and business expansion.
It brings long-term benefits to both the local community and regional economy. With at least 400 new jobs being created, the project provides significant employment opportunities, supporting economic growth and enhancing career prospects for local residents.
The influx of businesses to the area will drive demand for local suppliers, retailers, and service providers, further strengthening the surrounding economy.
Additionally, with this strong focus on sustainability, the development will integrate green spaces, cycle paths, and biodiversity initiatives, contributing to a healthier and more environmentally conscious community.
Sustainability is at the heart of the project, with high environmental standards applied to both its design and construction. We are working towards BREEAM Excellent design standards. This means that the buildings will rank in the top 10% of new non-domestic buildings in the UK for environmental performance.
The development will feature buffer screen planting, ecological ponds, and biodiversity-focused landscaping to enhance wildlife habitats and preserve green spaces. Walking and cycling routes will be incorporated, providing a direct link to nearby residential areas and encouraging more sustainable commuting options.
Through these initiatives, the project aims to minimise its environmental impact while promoting long-term ecological and social benefits.
