Exhall Gate, Coventry

Delivered by Barwood, in partnership with Deeley Construction and project managed by CS2, this scheme brought 78,000 sq. ft of new, EPC A-rated accommodation to Exhall, Coventry.

Located adjacent to Junction 3 of the M6 motorway, the development provided new industrial space to a supply constrained market, situated next to the established Bayton Road Industrial Estate. Units range from 2,000 sq. ft to 27,500 sq. ft.

The scheme brought significant benefits to the economy in Coventry and the wider region.

The development was delivered with high-sustainability credentials, which is a priority of the Deeley Group’s business as we work towards our net zero goals.

The development has been designed to mitigate its carbon footprint using a Fabric First Solution, heat recovery with natural air ventilation, installation of photovoltaic panels, EV charging points and well considered ecological green spaces.

The team managed to surpass many obstacles during construction. At the start of the project a ground stabilisation contractor was employed to undertake a lime stabilisation exercise across the site. Unfortunately upon investigation, it was found that the ground samples taken were not under the foundations for Unit 1. Therefore we were required to carry out vibro compaction piling due to ground conditions. We managed this unexpected error and turned around a new solution within 8 weeks and ensured no changes to the contract.
