Deeley Construction were asked to take on this logistically challenging brownfield project near the busy Lakeside
This speculative new build consisted of a 19,485 sq. ft. warehouse, office, car park, new entrance and landscaping to create a site suitable for any commercial or industrial business.
The site was previously a house known as Mallard Lodge and had historically been used as a workshop for car repairs in the 1940s. Following demolition of the existing B2 unit, soil analysis was monitored and an assessment of contamination was carried out prior to works commencing.
Due to the nature and location of the site, extra care had to be taken in order to ensure that any contamination from the building being demolished didn’t transfer to the nearby lake.
The site required a significant remediation process in order to remove contamination left behind in the ground from the existing property.
To do this, our team used a specialist ground remediation contractor to undertake a dynamic ground compaction exercise on the existing ground and provide a suitable formation for foundations and ground bearing slabs.
