The scope of works included: M&E works, partitioning works, new flooring and ceiling, as well as new internal and external doors.
We experienced some minor challenges in sourcing some of specialist equipment needed in the laboratory needed, such as Fume Cupboards, but by engaging our supply chain we procured the equipment with minimal disruption to the clients’ programme.
We have the expertise of working considerately in a live environment, with the work area being accessed via shared corridors and careful management of our deliveries minimised disruption in the campus.
We were challenged by the lack of space available for the site office and welfare, but through liaison with the University of Warwick we overcame this issue.
The necessity of a site visit to establish builders work in connection with M&E was important. One example being an external area earthing pit that was required in a tight paving slabbed area.
Numerous small scale subcontract trades work was carried out prior and mainly after the universities own Laboratory Specialists had carried out their installation. So, a thorough programme sequencing the full extent of works was carried out by the Estimating Team/Planner. This established our best timescale to carry out the works which in turn, produced accurate Preliminary costs.
We have had an excellent relationship with our client which was a great advantage especially in the early stages of the project.
